HOA fees are due by Jan 1st, 2024; April 1st; July 1st; Oct 1st. Late fees apply if they are not submitted on time. Please check your account frequently.

We now have a new management company which we believe will serve our communities needs with a high degree of ease and professionalism. Associa is a nationwide network of HOA management companies that is highly digitalized and user friendly. Please sign into their website and set up your account today by clicking the button to the left. Quarterly HOA fees will be payable online or by mail. You should have already received the coupon book for 2021. Be careful, using a credit card to pay your HOA fees incurs a large conveyance fee. In order to protect private information concerning the HOA and it's residents we have created a password protected page for HOA documents. You will receive an email from Fontana Estates asking you to join and create a password. This is legitimate. Once you have created a password you will have full access to our documents and forms. Note that our list of home owners emails is incomplete. If you do not get an invite or can not access the documents page please contact us.
We are now allowed to water twice a week; Wednesdays and Saturdays if your house is odd numbered, Thursday and Sundays if it is even. Exceptions for new plantings can be obtained by receiving a waiver from Orange County. To view the full set of rules and exceptions, or to apply for a waiver please click the symbol to the right. Watering schedules change with daylight savings time.

We currently need more volunteers for our Neighborhood Watch program.
The Orange County Sheriff's Department oversees our Neighborhood Watch Committee. The Neighborood Watch is a separate entity from your Board of Directors. The Sheriff's Department has encouraged residents to call them when safety issues arise. Although we live in a gated community uninvited people are trespassing and can be stopped by the police if we call them. If you feel uncomfortable calling 911 please call 407-836-HELP. No one has been given permission to solicit and intruders have claimed that they have. The District Captain emphasizes that this is not a burden to them and nobody should feel uncomfortabel calling. This is especially important for any woman who feels that someone is following or recording them without their permission.

A Zoom meeting was held with Deputy Sarah Jackman from the Orange County Sheriff's Dept. We recorded the meeting and it is available in the Security section of website.
FEBRUARY 11, 2020
Please call the police if you see suspicious cars or people in the neighborhood. Tonight we had numerous complaints of a man knocking on doors throughout the community. It seems he definitely picked homes that appeared dark. The description is: a rather short young man. He was wearing brightly colored clothing that included a red cap and white tee shirt. He said he had permission to be here selling cleaning products. He had two cans hanging off his belt too. He most definitely did not have permission. We have a large sign that states no trespassing and no soliciting. I drove the neighborhood looking for him but did not spot him. He seemed to be here between 5:00 p.m. and 6:30 p.m.
If you can check your security cameras and please send me pictures to post if you find any.
FEBRUARY 12, 2020 UPDATE
We now have photograhs of the man who was soliciting in the neighborhood. We have also include photos of another apparent trepasser and a thief who was arrested last year. As our Orange County Neighborhood Watch adviser recommended: If you see these people call the police, DO NOT CONFRONT THEM.
2022 - Keys are no longer needed for the pedestrian gates. We now have combination locks on both gates. To learn the code for the lock please go to the Documents page.
The pedestrian gates have been repaired and should be kept locked at all times for security. We have noticed people circumventing the locked gates by forcing open the car exit gates. This causes damage to the gates and motor and could end up costing the community thousands to repair. This cost could be passed directly to those caught forcing the gate open.
Irrigation of newly planted landscaping or sod is allowed at any time of day on ANY day of the week for the first thirty (30) days after planting, and every other day for the next thirty (30), for a total of (60) days. This irrigation is limited to the amount necessary to establish the new landscate, and the exception is permitted for ONLY those specific areas where the new landscaping has been planted.

Please be aware that your BOD hires vendors after an extensive search and interview process. Please do not interfere with vendors while they are working. If you have a concern please contact your BOD. We spend a lot of time interviewing vendors for various jobs that we need to have accomplished here. Some wok at an hourly rate so if you interrupt them it costs money.
If you have any questions about trash or what can and can not be recycled please visit Orange County Utilities by clicking the button below. This helpful site gives information for all of your disposal needsVegetation and bulk trash is picked up once a week. DO NOT place this on the curb until the night before pick up. DO NOT place it in the street where it becomes a hazard. Be kind to those who pick up our waste, bundle or barrel your clippings.

From the inception of the association, the association shall maintain each of the required records onsite. The Policy, which shall constitute the official records of the association are:
1. Any Resident, Owner or Authorized agent requesting to review any portion of the records may do so upon written request. Access will be allowed within 10 working days of written request- certified mail return receipt.
2. Records will be available for inspection by appointment.
3. No Records will be removed from the viewing location. Personnel and or Security will be present at all times during inspection.
4. A copy of the official records will be available for inspection or copying within 45 miles of the community, or within the county in which the community is located.
5. If an owner requests copies, the first 25 pages (per year) will be at no charge. Thereafter, copies will be charged at a 25 cents per copied page.
6. The owner shall be charged an hourly rate in compliance with the Florida Statutes, at a rate of $20 dollars per hour paid to the Association or the Association’s management company for the time personnel and/or security spent monitoring records inspection if inspection lasts over an hour.
7. All charges will be due payable at the time of the appointment.
8. If the Owner requesting to view the records does not show up or appear for the records inspection, the coordinated time will be tallied toward the eight (8) hours per 30 day maximum records review time and will have to wait 30 days from the date the appointment was missed.

1. We are a corporation not for profit and meetings will be conducted as such. Besides the BOD all other individuals here are guests and are to listen and not be heard. We follow Florida State Statute for BOD meetings. Only the BOD speaks during the meeting. No vulgar language will be tolerated by guests or yelling out.
2. The presiding President gives the floor to one person at a time to speak.
3. Hitting the gavel will be your warning to homeowners to stop speaking. Any interruptions will constitute a disruption and if necessary we will take a 5 minute recess and that person will be asked to leave. If it continues you will leave us no choice but to escort you out or call 911.
4.Notice of the meeting is always posted and it is all in compliance with FL State Statute regulations and laws.
5. If you need to leave early please do so quietly.
6. We want to start promptly at time posted.
7.Open forum Sign in sheet if you want your 3 minutes to speak on a topic on the agenda. Once meeting starts this list is handed over to the president.
