It's important to understand the difference between pooled reserves and line item reserves. Toll Bros. set up our reserve funds using an old fashioned method of funding many accounts within the reserve fund. This can cause large raises in HOA fees or special assessments which nobody wants.
Your HOA Board urges you to vote in favor or pooling our reserves. It costs nothing now but may save big in the future.
